Home Available For Less In Certain Zip Codes

"I know I'm going to get a good deal," said Rob Gonda, who wants a new home. "This is gorgeous."

Gonda likes a four-bedroom home on a lake in Weston.

"I had like five options to negotiate," said Gonda.

A gigantic increase in the number of homes and condos for sale in South Florida -- more than 80,000 today compared to just 4,000 in 2005 -- means the best bargains are often found in areas where there is the most competition to sell.

"Yes. If you have a bunch of houses for sale in one neighborhood, that’s something you want to look at," said realtor Evelyn Segal.

Segal is Gonda's realtor, and she works for Esslinger-Wooten-Maxwell.

Segal is taking Gonda to zip codes with the most homes for sale. Like in zip code 33331 -- the Ridges in Weston -- where there are 325 homes and 111 condos are on the market.

NBC 6 asked EWM to analyze which South Florida zip codes had the most homes on the market.

West Pembroke Pines/Miramar, zip code 33029, is No. 1 in "for sale" signs in Broward County with a whopping 743 homes. Right next door, in 33027, there were 687 houses and 780 condos up for grabs. Further east, in West Hollywood, zip code 33024, there were 675 houses for sale.

Those are just a few of the zip codes we compiled.

"It's a great opportunity, definitely," Segal agrees.

Head south to Palmetto Bay, zip code 33157, and you’ll find there are 758 houses on the market. In Homestead, zip code 33033, there are 661 homes. And in South Dade, zip code 33177, just West of U.S. 1, 655 homes for sale.

"We have more options," Segal said.

"You know that the prices are so great now," said Giselle Arvelo.

Arvelo and her fiance liked what they saw. The initial asking price for a two-bedroom condo was $420,000, now it's down to $389,000. The couple could now buy it for less.

"It's great. It's phenomenal," said Ricky Perez.

Adding to his buying power, Perez stood in the right spot to buy a condo. Zip code 33160, Aventura, is the No. 1 zip code for condos in Miami-Dade County, with 2,500 units for sale.

Next door, in Hallandale, at 33180, almost 1,800 units are available.

On Miami Beach, zip code 33139, there were 2,200 condos to pick from.

And it's not just money you can ask for when buying. In the right place, you can get the seller to throw in extras.

"Starting with the unit itself. They can ask the owner to make some new changes, whether it's the color of the wall, the paint, the flooring," said EWM realtor Herman.

Also, ask for the buyer to pay closing costs.

In zip code 33009, Hallandale Beach, 1,700 condos are for sale.

And further up the coast, in Pompano Beach, zip code 33062, 1,200 units available to buy.
